FISHERMAN FLATS, Monterey — October 29, 2026. Residents using Garden Road and Olmsted Road near Monterey Regional Airport should expect another stretch of construction activity this fall. The airport’s published schedule lists the final phase of its new entrance-roundabout work through approximately Friday, November 13. In a separate land-use decision, the Monterey City Council has set a December 1 public hearing to consider vacating a portion of the Olmsted Road right-of-way at Garden Road.
These are related by geography, but they are not the same action. The airport has an active roadway-construction schedule; the city hearing concerns a proposed change in public right-of-way designation. Scheduling a hearing does not mean the city has approved the proposed vacation.
When does the airport expect roadway work?
Monterey Regional Airport’s July 14 construction update describes a three-phase project at Garden and Olmsted Roads as part of a replacement passenger-terminal program. The final phase, scheduled for approximately October 5 through November 13, involves roadway work on the west side of Olmsted and Garden near the roundabout. Airport construction activities are scheduled on weekdays from roughly 7 a.m. to 3:30 p.m., with possible lane shifts and flagger control.
The airport says it intends to maintain open traffic lanes and access to nearby residential and commercial driveways during construction. Parking on the first 500 feet of Garden Road west of Olmsted is restricted during the project. That announcement is a planned operating approach—not a live guarantee of zero delays or an assurance about every driveway at every minute.
What will the city consider on December 1?
Item 9 of the Monterey City Council’s October 20 agenda called for setting a public hearing on December 1, 2026 concerning vacation of a portion of the Olmsted Road public right-of-way at Garden Road. A meeting summary of the October 20 council action reports that the resolution setting the hearing was approved. The neighboring property is associated with the Monterey Regional Airport District.
The city has not thereby authorized the abandonment of the entire Olmsted Road roadway, nor does the agenda establish a residential street closure. The council’s subsequent decision, parcel dimensions and conditions should be checked in the December 1 hearing packet when it becomes available.
What Fisherman Flats neighbors can do now
For the construction schedule, review the airport’s official events calendar or send questions through its project contact page. For the land-use hearing, consult City of Monterey meeting agendas before December 1 to confirm the time, public-comment method and supporting documents.
Construction at an airport entrance is a separate subject from the previously reported Fisherman Flats greenbelt fire-fuel proposal. The two projects have different agencies, timelines and public implications.
